Hey HJP Homies!

Happy November! It's Thanksgiving Time and we have so much to be thankful for, starting with YOU!, our loyal HJP HCH followers! We appreciate you! Thanks a million! Read up on the local stats below and please let us know if you have any questions or if we can be of help in anyway!

There are a lot of events on the calendar this month. Lots to do, places to go and people to see and with all that this city has to offer, you might imagine that the real estate market is doing well.  And you'd be right.  We're setting records for this time of year.  This will be the 3rd busiest year ever for Charleston real estate and median sales price is about $235k.  While that's the highest it's ever been, it's still below where we should be.  We're catching up to the trend line though. I expect the median sales price to be over $250k by next year. 

Buying activity is incredible for this time of year.  We're setting records each week for that particular week.  James Island had a slow week after a spectacular last week.  Mt P and the Summerville areas 61-64 were also a bit slow.  Prices were extraordinary in Mt P on what did sell!
Lots of new construction in West Ashley, N Chas, Summerville, and Goose Creek as well as in Mt P around the Carolina Park area!

Enjoy this colorful harvest season, Christmas will be here before you know it!

Charleston wasn't shut out. It was ranked as the best small city in the U.S., a new category this year. Florence, Italy, came in first for the world's best cities outside the U.S....



Short-term rental issue turns into lawsuit
The debate over short-term home rentals in Charleston has spilled into the local court system.
Global Real Property Trust is suing dozens of property owners who rent homes or rooms in Charleston for fewer than 30 days, alleging unfair competition.



Commune Supper Event


Hey HJP'ers.  
  Last month I was fortunate enough to sign up for the latest Commune Supper Club event, this time on the Carolina Queen. A harbor tour and great food & drinks...? Count me in!
  In typical CSC fashion there were long tables where you get to meet your neighbors and food is served family style.  The theme of "local theme" continued with Palmetto Brewery beers and Cat Head Vodka libations. 
There were heaping piles of simply steamed shrimp and mountains of clams with misty waves of flavor wafting above and clams in Risotto. The whole roasted fish was a work of art unto itself.  Everything was just perfectly executed by the young chefs from several local restaurants. The culinary future of Charleston is in good hands! 
  Each event features varying guest chefs and the proceeds from the tickets, which include 4 courses and all drinks, benefit local charities so you can feel good about helping the community while enjoying a one of a kind dining experience. Mmmm, yea! Right up my alley! 
   The pictures really give a great sense of community and just how much fun this was. Our table neighbors were part of the crew opening 5 Church (which supplied one of the guest Chefs) in Downtown Charleston and some quite fun people that share my joie de vivre that recently moved to Mount Pleasant from out of state. 
   I will certainly keep checking the website and go to as many of these "never to be replicated meals" as possible. I'll keep you posted! Until then Bon Appetit!

The third quarter of 2015 has ticked its last tock with the hands pointing firmly upon a reliable clock of a market. Although noon and 6:30 fluctuations are present even within the same states and cities, the overall tempo of real estate potential is experiencing a healthy number of good omens. The job market has shown continual improvement, jobless rates are down, real average hourly and weekly earnings have been up and there has been good news in new household formation....
