THE HOLY CITY HERALD, December 2015
Happy Happy Holidays and Merry Merry Christmas HJP Homies!

The holiday season has once again snuck up on us here in the Holy City. In part because of 70 degree temps and beautiful weather for Thanksgiving. Hopefully, it's the same for Christmas, but there's always a chance for a cold snap! There will be all sorts of holiday parades and Christmas tree lightings.  And of course the James Island County Park's 26th Annual Festival of Lights has already started and will run through New Year's Day.  The Gaillard Auditorium has been completely renovated and they say the acoustics are world class. Check out the calendar of event for a chance to see for your self.
On the real estate side of things, o ur market continues to set records each week for buying activity for this time of year.  We typically have a seasonal slow down starting some time in October and it usually lasts through February. While we have slowed down from the incredible summer pace, we are still far ahead of years past for this time of year. We are up 14% in terms of number of transactions  over 2014 YTD and will likely surpass 15k residential units sold by the end of 2015.  That will be our 3rd busiest year ever. Low mortgage rates continue to encourage buyers to move forward.  And median sales price is up about 5.2% and is pretty stable right now around $230k-$235k.  New construction makes up about 40% of what we currently have under contract.  It is much higher than that in specific areas like Goose Creek, Johns Island, and north Mt Pleasant.  Short sales and foreclosures percentages are now low enough that they are not really relevant anymore.

Love Joy and Peace Out,
Hayden

10 Tips for Selling Your Home During the Holiday Season
The holiday season from November through January is often considered the worst time to put a home on the market. While the thought of selling your home during the winter months may dampen your holiday spirit, the season does have its advantages: holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed. First, decide if you really need to sell. Really. Once you've committed to the challenge, don your gay apparel and follow these tips from FrontDoor.....

Another Great Reason to Retire in SC
South Carolina makes the list for one of the most tax friendly states for retirees. Add that to the list with great culture, history, a sense of community, tons of activities and beautiful beaches and you will be convinced to start packing!

  Notes from AirBnb Paris.

I recently returned from an Airbnb conference in Paris. This event was held the day before the terrible attacks. Thankfully I was out of harms way when the attacks happened and made it home safely to tell you what I learned...
The conference was a great networking and learning experience.  Hearing the stories of the founders struggles of getting the business off the ground was truly inspirational.  They had all gone through other business failures before starting this one and really had some moments of self doubt in continuing the adventure. They began by reaching out to the hosts in NYC (their biggest market) and suggested they take professional photos of the listing. Then they continually kept in touch with the hosts and the guests to see what they could do to improve the experience. Constructive criticism is the best way to learn sometimes. Once the better pictures went live traffic doubled and things began to take off.
The entire management team and the founders were all very accessible during the event. They were always asking us what our story was.... how did we as hosts get started in Airbnb?.. What can they do to improve.?  They even went as far as organizing dinners throughout Paris that allowed hosts and Airbnb people to connect. My dinner was with the head of community organization of the whole company. He enlightened me with many business facts and details, one in particular is that every employee is under 30 and super enthusiastic about working for this growing dynamic company.  Also, all of the hosts I encountered had the mutual feeling that they really wanted to provide so much more than just a stay, we all want to help our guest enjoy the city they are in with more local experiences not just typical tourist fluff.

Here are some interesting facts I learned:
5000 hosts from 110 countries attended
65% of users chose the mobile app
There are currently 2 million properties throughout the world that hosted 60 million visitors and are growing at a rate of 5000 new hosts every 48 hours.

They also announced several upgrades and one of the changes I am most enthusiastic about is the business traveler program.  Airbnb is trying to enlist companies to allow their business traveler employees to consider using Airbnb.  This can really change the way business people experience a city. A soulless sterile chain hotel that is the same in any city you visit however staying in a separate home in a neighborhood that allows someone a real feel of where they are visiting--in keeping with their creed "Live Anywhere"! It's about living in a town not staying in a room until the next city, once business is over.

On another note, I stayed a week after the tragic attacks and went out every night. Every where I went the Parisians were very welcoming to me and were determined not to let the terrorists win by staying home afraid of life. They appreciated my being out at their cafes and joining them In the spirit of defiance. I hope to return soon to my local cafes to raise a glass of red wine and stand with them against fear and terrorism.

I hope they have another fun location next year as I am ready for more of what I experienced at this gathering.

Cheers,
Hayden

MLS Market Report
 Monthly Indicators:

Transitory periods in the market are common this time of year, and after a persistent period of steady year-over-year climbs in sales metrics, recent low national numbers have not fulfilled what many predicted. But on a positive note, jobless claims have also been at low levels, coming in as the lowest number since 1973. As always, every market and situation is unique, so some numbers seen in national trends may not always line up with local markets....
