Happy 2016!!!!!!.....I hope 2015 was good to you & your loved ones and you enjoyed the holiday season as much as I did. It seems like the year flew by & the holidays came & went with a blink of an eye! Now if I could just figure out how to slow down time...:=)
Speaking of time...It is that time of year when I gather all of the real estate sales data from the past year & pass along the information to you. Whether you are a local homeowner or a future mountain buyer, it is always good to know just what is going on in real estate up here in beautiful Lake Arrowhead.
Both the number of homes sold & the median sales price went up in 2015. There were 421 closed sales with a median price of $360,000 (those figures are homes with lake rights & excluding lakefronts). To compare, 2014 had 353 closed sales & the median price was $343,250. No skyrocketing prices or number of sales but a good steady increase. Also, the number of foreclosures & short sales were almost the same as 2014 but the median sales price was up.
Below is the whole year broken down as well as a chart I have kept from 2005 showing the trend in sales. There has been a good steady increase since 2012 & that is always good news.
I also broke down the sales into different categories. These are the most popular types of homes & areas with lake rights that my clients ask about. I think since we are such a unique market & nothing is cookie cutter up here this breakdown makes it a little easier to get an idea of pricing for the different types of homes. I did hand pick these listings & these numbers should be pretty accurate.
