The Mississippi Development Authority (MDA) wants your help in developing a 5yr. Consolidated Plan for Housing and Community Development. Your responses will help MDA decide how to allocate resources intended to provide decent housing, expand economic opportunities and provide a suitable living environment for Mississippians.

Soliciting Listings
Can I Contact That Seller or Not?
Article 16 of the Code of Ethics includes several Standards of Practice that
describe when REALTORS� may and may not contact another REALTORS'� seller client.

Let's review some of them (paraphrasing):

 

smart_flipphone.jpg16-1: Article 16 does not prohibit aggressive marketing

 

16-2: does not prohibit making "general" solicitations to prospects as long as it isn't targeted to a specific seller who is already listed with another REALTOR�.   "General" mail or phone canvass requires a distribution addressed to ALL prospects in a given geographic area or a given profession, business, club, organization or other classification or group.

 

16-3: does not prohibit soliciting a listed client to provide a different TYPE of service

 

16-4: prohibits soliciting a listing which is currently listed

 

16-6: does not prohibit the discussion of entering into a future agreement to provide the same service IF the client of another REALTOR� contacts a REALTOR� and that REALTOR� did not directly or indirectly initiate the discussion.

 

16-7: the fact that a prospect has retained a REALTOR� in one or more past transactions, does not prohibit other REALTORS� from seeking the prospect for future business - after the expiration of any current exclusive agreement.

 

16-13: ALL DEALINGS with property exclusively listed shall be carried on with the client's agent and not with the client EXCEPT with the consent of the client's agent OR where the client initiated such dealings.  

 

16-20: REALTORS, prior to or after their relationship with their current firm is terminated, shall not induce clients of their current firm to cancel exclusive agreements between the client and that firm.

FEMA Hearings
March 5- Biloxi, MS   

FEMA has announced several listening sessions on implementation of the new  Federal Flood Risk Mgmt. Standards (FFRMS).  These sessions provide the opportunity to listen, ask questions, and provide feedback on how federal agencies implement the Standard.

 

Sessions will be held: March 5 in Biloxi, Mississippi
