Real estate closing As July draws to a close, we are happy to report that closings have remained strong this year.  In fact, closings in July were parallel to June!  August closings, at least at this point, look a little lighter but orders in the door are increasing.  This may indicate our fall closings will be strong again this year. 
 
There are now 4 of us in the office to serve you and your clients.  We wanted to maintain the high-level of client contact for  you to insure that our communications throughout the title and closing process are the best you will find in our industry.

When we obtain mortgage payoffs, clients often question why the payoff amount is higher than what their last statement says. 

Do you know how your mortgage interest is calculated?
Is it calculated:

b.)  In arrears?
c.)  Prorated for the month?
d.)  For the due date?

Are you concerned about open permits?
  Building permit
Title Insurance does not cover permitting issues, however, frequently, when open permits surface post-closing, clients (and agents) turn to the title agent to see why this was not disclosed.  The Buyer is mad at their agent and both will be mad at the title agent.
  
Open permits that are "inherited" by a new Buyer after closing can cost them thousands of dollars to resolve.  The permit issues may not surface from several prior Sellers of the property until a new Buyer goes to obtain a permit for new work to be performed.

Baylee has been climbing the ladder of success here at Access Title Agency, and continues to train all of us in the office.  Lillian has been trained to share her yogurt at lunch time, Susan has been trained that a "ruff" means "pick me up and place me on a chair", Leo has been trained to wait to make coffee in the morning until Baylee has private access to the pee-pad, and the FedEx and UPS men have been trained to get on the floor to play with her!



Each month we'll share a new photo of Baylee's progress during her internship.
